Belgrade Research Forum – a community of foreign consulting companies in Serbia

Following the data exchange platforms already existing in Warsaw, Prague, Bucharest, Budapest and Zagreb, three international consulting companies operating in Serbia, dealing with real estate development, founded Belgrade Research Forum.

The forum was launched in the end of 2012, with the aim to collect, analyze and publish key data on the real estate market. The market transparency and accuracy of the key indicators are the basis for making important investment decisions in real estate branch. Up to this moment, the Serbian market, which is still being developed, has not shown a sufficient degree of transparency, due to the fact that leading consulting companies analyzed and published the data individually.

Three companies, "CBS International", "Colliers" and "Jones Lang LaSalle" will now jointly collect, analyze and publish quarterly the main market indicators, such as the number of office take up in square meters, lease rents and the return rates of Class A office space in best locations. The companies are convinced that such market data, published by leading and eminent experts will help investors, banks, investment funds, leaseholders and appraisers to achieve professional goals and even better results.

Here is what Luke Dawson, Colliers Serbia thinks about that:

Serbia is an attractive market for investments

The Chief Editor of the specialized magazine Europe Propetry.com, Mr. Gary Morell, gave a statement for the REMIX production company. He confirmed that the Serbian real estate market has become very attractive for investments. The situation has stabilized and this year, Serbia is expected to enter the positive level of development. With the confirmed growth of GDP, the Serbian market is particularly attractive for the development of retail sector, and in particular for the development of logistics and distribution. Mr. Morell expects that Serbia will become a logistics hub in the Balkans region. What makes him even more assured that such a thing will happen, are the accelerated activities in the field of further infrastructure development and finally, connecting of Serbia via traffic and transport, in a modern way, with the surrounding countries and Europe.

The efforts that Serbia must make to become more attractive for investments

It is evident that the associations about Serbia and the state of its market development, especially regarding the investment attractiveness, remain poor, predominately due to the events of the nineties of the 20th century. Serbia needs to make additional efforts to convince potential investors about its, still evident, stability and attractiveness.

As stated by Mr. Gary Morell, Chief Editor of the specialized magazine Europe Propetry.com more details ..., Serbia is a relatively small market in terms of population and its economic potential of consumption, but in the region, particularly when it comes to the republics of former Yugoslavia, the largest and with the biggest potential. Therefore, each organized participation at relevant events where investors are invited and brought together, is more than welcome. This is one more belief on why such efforts are needed and necessary, in the light of positive changes that will alter the up to now formed opinion on Serbia.

The presence of the Subotica Municipality representatives at MIPIM 2013

After a yearlong break, owing to the SIEPA-Serbia Investment and Export Promotion Agency efforts, an introduction of the investment potential of Serbia was organized at this year's MIPIM - Le marché international des professionnels de l'immobilier. Among others, the city of Subotica took part in the event. According to the statement of Mr. Guslov, the primary reason for their participation in the joint stand, is establishing the greatest possible number of contacts. Each contact is important regardless of its implementation, and it has its own importance and value in the context of further positive improvement of the investment potential of the Serbian market.
